Glossary

What the terms in Seam actually mean.

Organized by who mostly uses each term, since the same word can mean something different depending on which role’s screen you’re looking at.

Platform & roles

Journey

The client-facing plan and app for buyers, sellers, and homeowners — see the homeowner guide.

Journey Agent + CRM

The console real estate agents and coordinators work from every day: contacts, tasks, documents, and transactions.

Signals

Lead intelligence that surfaces the moments worth acting on. On its own it finds and claims leads, sends alerts, and sends claimed leads to your CRM.

Complete Platform

The plan that puts Journey, Journey Agent + CRM, and Signals together, so a team’s daily work, a client’s plan, and lead intelligence read and write the same client record, and a claimed lead converts into a client. Signals is available in Virginia, so the Complete Platform is too; Journey and Journey Agent + CRM are available in all 50 states and the District of Columbia.

Client record

The single shared record a client’s plan, their team’s CRM work, and any connected lead intelligence all point back to.

Role guide

This help center’s per-audience guide — one each for agents, homeowners, partners, brokerage management, and local business owners, since each role sees a different set of screens.

Business portal

Where an approved local business owner keeps a Local Living Guides listing current: listing updates, photos and files, and events, each reviewed by Seam before it publishes. See the business owner guide.

Assistant

The chat built into every signed-in page and into the Journey Home, Journey Agent, and Journey Partner apps, labelled “AI assistant.” It answers how-to questions from the help center for your role and can be wrong, so check anything important. Its chat cannot send or save anything on its own: an agent approves its task and note proposals, and a homeowner checks and sends any request form it opens. See the quick start.

Journey Home, Journey Agent, Journey Partner

The three Seam apps: Journey Home for buyers, sellers, and homeowners, Journey Agent for real estate agents and coordinators, and Journey Partner for invited partners. Each has the Assistant as a round button. See the Assistant in the quick start.

For agents & teams

Today

The daily ranked worklist that merges client tasks, overdue items, messages, and document work into one queue — see Today in the agent guide.

Signals Queue

The inbound claim queue — the Signals Queue tab of Find Leads — where people who may need contact, but aren’t yet clients, are reviewed and claimed with claim credits — see Leads in the agent guide.

Claim credit

What claiming a lead from the Signals Queue uses: each successful claim uses one credit, and the balance is shown above the queue. Contact details stay behind that claim step. No credits apply in Leads, your own workspace. See Leads in the agent guide.

Find Leads

The Signals surface with two tabs: Prospecting (AI-surfaced outbound candidates, for agents whose broker has enabled it) and the Signals Queue (the inbound claim queue). Distinct from Leads.

Leads

Your own workspace of the leads you have claimed plus prospects you added by hand. No claim credits apply there; unclaimed leads stay on Find Leads.

Smart List

A saved, filterable segment of leads you can preview, clone, edit, or archive.

Power Dialer

An in-app call queue for placing calls from Communications or Leads back to back, with dispositions recorded as you go.

Work item

The underlying record behind a task or checklist step; it can be completed and, if it wasn’t waived, reopened.

Handoff

A request to transfer ownership of a client or lead to a teammate, which they can accept, decline, or escalate.

Proposal

A task or note the Assistant suggests for a client. It waits for the agent to apply, edit, or dismiss it, and an applied proposal can be undone. See the Assistant in the agent guide.

For buyers, sellers & homeowners

Home

The client app’s landing view: the current stage, the next action, who owns it, and recent updates from the team.

Journey plan (roadmap)

The ordered set of stages and steps making up a client’s path, from readiness through closing or selling.

Goal home

A house a client is considering — saved for feedback, comparison against others, or a showing request.

Readiness

A planning estimate of financial and timeline preparedness. It’s an estimate for planning, never an approval from a lender or other professional.

Collaborators

The client-side inbox (web) for replying directly to the real estate team in an existing conversation thread.

Moving checklist

The logistics and address-change checklist automatically built once a target move date is set.

For partners

Referral

A specific piece of work — a lending, title, inspection, or similar request — routed to one partner on one transaction. See the partner guide.

Organization (partner)

The shared company workspace a partner belongs to, with its own teammates and roles — separate from any one brokerage relationship.

Coordination item

A structured appointment, document handoff, or next-step milestone attached to a referral, distinct from the separate task-filing system.

Credential

A license or E&O-insurance record a partner submits for platform verification; a lapsed one hides them from new referrals without dropping existing ones.

Platform directory

The cross-brokerage listing of verified partners, visible to clients and agents when a partner opts their listing on.

For brokerage managers

Office

A working group of agents for market responsibility and review, used before assigning agents to it.

Brokerage role

The management-authority level on an account — agent, team lead, office administrator, or broker/owner — separate from feature-level permissions.

Seat

A paid named-user license assigned to one agent, tracked independently of whether that agent is currently active.

SSO (single sign-on)

An enterprise identity connection (OIDC or an LDAPS bridge) so a brokerage’s agents sign in through its own identity provider instead of a Seam password.

SCIM

Automated user provisioning from an identity provider, authorized by a token the brokerage issues and can revoke.

Compliance queue

The review queue for flagged or blocked closing-transaction packets across every agent in the brokerage.

Rollup

A combined roster, pipeline, and summary view across multiple brokerage accounts that have been linked together.

AI notice

The notice describing how AI is used in a brokerage’s workspace. A brokerage owner or broker acknowledges it on the web, and again whenever it changes. See the brokerage management guide.
